Be honest here, and the trust is well-earned: algorithmic lending has real limitations.
Edge cases get rejected. An algorithm is a set of rules. Your deal that doesn't fit the rules — mixed-use property in a secondary market, a unique property type, a non-standard borrower structure — may get declined by a model that would have gotten funded with the right human advocate at a relationship lender. The machine has no capacity for "this deal makes sense even though the data doesn't fit the box."
Exceptions are rare and slow. When an algorithmic lender does offer exception processing, it typically routes to a senior underwriter with a 48–72 hour turnaround — eliminating the speed advantage that made you choose the platform. Experienced investors know to avoid algorithmic lenders for deals that clearly need human judgment.
Model bias is a real risk. Every algorithm reflects the data it was trained on. If historical lending patterns in certain markets or to certain borrower profiles contain systemic biases, those biases can be encoded — and amplified — in the model. For investors, this shows up as unexplained pricing differentials or denials in specific geographies that don't reflect actual deal quality.
You lose the relationship capital. A banker who knows your track record can go to bat for you during market disruptions. An algorithm resets every application. If you're the kind of investor who leverages long-term lender relationships to get favorable treatment on large or complex deals, a pure algorithmic lender won't serve that strategy.
How to Position Yourself for the Best Algorithmic Pricing

1. Protect your credit score obsessively. The tier breaks in most pricing models cluster around 660, 700, and 720. Being at 718 instead of 722 costs you real money. Monitor monthly, dispute errors aggressively, and never let utilization spike before a loan application.
2. Build your track record as a trackable asset. Many platforms allow you to input prior funded projects. The more completed deals in your history — with documented exit data — the better your tier placement. Keep clean records of every project: acquisition date, rehab cost, sale price, days to close.
3. Keep your entity structure clean. LLC borrowers with clear operating agreements, clean bank statements, and consistent business history score better than messy entity structures or new LLCs with no operating history. Set up your entities before you need to borrow.
4. Lower LTV = better pricing. This is obvious but worth quantifying. In a risk-based pricing model, moving from 75% LTV to 65% LTV can move your rate by 50–100 basis points. If you have the capital to buy down the loan, run the math — the rate savings sometimes exceeds the return you'd earn deploying that capital elsewhere.
5. Use the right tool for the right deal. Algorithmic lenders are optimal for clean, standard deals: single-family flips, stabilized DSCR rentals, straightforward bridge scenarios. Complex deals — new construction, mixed-use, large portfolio transactions — still benefit from relationship-based lenders with human underwriting.
